Terms of use
Matrix Validation checks claims about property in Dubai against public registers and maps, and tells you how the claim stands and why.
What it is not
It is not a broker, it sells and lists no property, and it is not connected with the Dubai Land Department, any developer or any agency. It gives no legal, financial, tax or investment advice, and its answer is not a valuation for lending or for any official purpose.
A score rates the claim, not the property
A low score means the claim said more than the record supports, or something the record contradicts. It does not mean the property is poor. A high score means what was claimed agrees with the record held. It does not mean you should buy.
Where the answers come from
Each answer is built from records held on the date shown beside it. Records change, and a register can be behind the site. Where the engine does not hold something, it says so; a missing answer is not a finding either way.
Your decision is yours
Check the facts that matter with the Dubai Land Department, the developer and your own adviser before you sign or pay. To the extent the law allows, Matrix Validation is not liable for a decision taken on an answer; any liability is limited to what you paid for the report in question.
What you may send
Send your own claims and documents you have the right to share. Do not send other people’s personal details. Do not use the site by automated means in bulk, and do not try to get around its limits.
What is kept
See the Privacy page: the claim as typed, your replies and the answer are kept to find and fix wrong answers; names, phone numbers and e-mail addresses are not kept with it; an attached file is not kept.
Price
Checking a claim is free. The full report is free during the pilot; its list price is shown before any charge, and nothing is charged without your clear agreement.
Changes
The site, its answers and these terms may change. These terms were last changed on 13 October 2026.
Law
These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai decide any dispute.
